Please find below details of our management services, which we think you will find unique. We are a small family run business and a very conscientious company.

Our basic philosophy is to look after your house as if it were our home and we know that you will not find another Company that shares our passion and commitment in achieving your satisfaction.

We manage homes that are 4 miles to Disney, and homes that are luxurious with added extras. If your home is not 4 miles from Disney, we are sorry, we cant help you. If you home is 4 miles from Disney but not “luxurious” or is not very well equipped, we can advise on that.

Management

For the management fee, we provide a service beyond the norm and more importantly, give total peace of mind that if something goes wrong (and it can) that a switched on Company will be dealing with it in a professional way (and with your interests at heart)

Our management package covers all the usual services, i.e. full guest care and service organizing etc, but we will ENSURE that your home is looked after the way you want it to be. All the work carried out on your home, including cleaning will be monitored to ensure that it reaches our high standards. A guest questionnaire will be left in your home for guest comments and suggestions, so that we can constantly improve and therefore exceed your guests expectations. A full inventory will be carried out prior to each guest’s arrival.

We will produce a property specific instruction / information booklet for your guests.

Property Rental

You will see by the homes in our portfolio, that they are very up market, even unique homes. Our owners trust us with their homes and spend that little bit extra making the house a “HOME”. This helps greatly with rentals, guests cannot believe the level of amenities in our homes, and come back time and time again.

We prefer not to book with tour operators, although this allows some companies to guarantee a certain amount of weeks it also means very low rental rates and in our experience a higher wear rate to the properties, via large and uncaring parties. Our methods of trying to obtain as many direct bookings as possible, incurs advertising costs (our costs not yours) but on the whole should produce more revenue for your house and further customer loyalty.

If you feel happier with the mass booking system, we could still let your house on this basis, but we have chosen not to recommend this route after much deliberation with other owners.

Even with the above stated we still do have ongoing Florida agents requiring houses for which they get a commission but this is still more profitable than the tour operator route.

We have agents in the UK and Florida, advertising and taking bookings. They are all very experienced Florida travelers, so can sell to potential guests with expertise and enthusiasm. We do not insist on taking control of your booking calendar, but we have an excellent database of previous clientele, who we know will look after your property. We care about who we recommend to your home, and we will actively hold back security deposits from anybody abusing the property. We advertise regularly in the UK. We also advertise heavily on the Internet and our web site is growing daily, we are advertising on the TV in Europe and other parts of the world.

If you do not have web access, this does not matter, but this is increasingly becoming a very important part of the business and is growing all the time, and Loyalty will be at the front of any technical changes that take place.

Our reservation software has an “on line reservation” system. This gives owners, guests and ourselves access to availability on all of our houses. It also shows the house in detail with quality digital photos. Obviously this can be viewed and booked 24hrs a day from anywhere in the world. and live online help is available for many hours a day.

We are equipped with the latest digital equipment to provide high quality images for the internet and these can be provided to you to for inclusion in your own brochure.

All of our houses are named (you can choose your own name, although we reserve the right not to accept a name) with a Florida/Disney theme, for two purposes; one for security (keeping the actual address secure) and, two, to encourage customer loyalty and repeat business.

It is easier for customers to ask for a house that they have visited by name, and they will pass this info on to friends and family.

The loyalty re-booking scheme in conjunction with your self, gives a discount to guests off their next booking, giving them a reason to re-book with us.

Maintenance

We know that running a second home is not cheap, and we will always try to save you money wherever possible. We have many technical innovations that we are working on to make life easier and to save money on energy costs and wear and tear of the A/C unit.

We are very hands on and have a very good working knowledge of the building and electrical/electronics trade; we are therefore equipped to deal with your home from a position of strength when having to deal with sub-contractors. We will not have the wool pulled over our eyes when they have to present their estimates or invoices.

We do not expect you to sign any long-term contract we believe that our owners should want to be part of our family, not forced by legal contracts.

New Owners

For new owners, we can help with setting up the legalities and licenses etc, we can also help with furnishings too, and if you know of anybody that is about to buy we can recommend a buyers agent (whose services are totally without cost) who takes his work well beyond the call of duty and whom we are very proud to be associated with.
